Snag Lists for New Homes in Galway & Mayo
If you are buying a New House recently finished by a Builder, in Galway or Mayo, you are in the right place! A Snag List is what you need! This is a list of superficial defects that is given to your Builder, before you move in to your new home. Snags are common in new house builds and generally include cosmetic defects or compliance items. Your builder will tend to these items before you move in.
We have 2 options for Snag Lists:
OPTION 1: SNAG LIST: We prepare a detailed list of Snags (4-6 pages) for you to give to your builder, prior to the completion of the sale. Using our custom ‘Snag Soft’ software, your snag list will be complete on the day of inspection! NOTE: We don’t check any documents, maps or planning files with this option.
OR
OPTION 2: SNAG LIST + DESKTOP REPORT: We prepare a detailed list of Snags (4-6 pages) for you to give to your builder, prior to the completion of the sale and an additional advisory report for you to give to your Solicitor where we check maps, boundaries and planning history/compliance.
IF YOU ARE BUYING A PROPERTY THAT WAS ABANDONED / LEFT INCOMPLETE FOR A NUMBER OF YEARS, YOU SHOULD SELECT “OPTION 2”.
What is included in Option 1: Snag List
The “rule of thumb” is that the shorter the snag list is, the better the house! Our basic snag list can be anything from 4 - 6 pages, depending on the number of defects found. Our snag lists are also completed on the day of inspection! We typically examine:
External walls / Finishes
Roof finishes / Gutters & Downpipes / Flashings
Windows & Doors / Disabled Compliance
Internal Finishes / Painting Snags / Decorative Defects
Joinery / Floors / Stairs
Doors / Skirting / Architraves
Kitchen Fit-Out & Finishes
Electrical
Plumbing & Heating installation.
Attic areas
Exteriors & Landscaping
Building Regulations

We are used to dealing with modern buildings with modern heating systems such as under-floor heating, air -to-water, ground loops, air-to-air etc. We use our Thermal Imaging camera to check for obvious leaks. The snag list is presented as a list with check-boxes for the builder to tick off what has been completed. It is broken down by room, so it is easy to follow. Reinspection is not usually required owing to the check-box format of the snag report, however if it is required it is charged for separately.
What is included in Option 2: Snag List + Desktop Report
This option includes all of the above for a Snag List plus an additional report for you and your Solicitor, that covers the following:

Typically, the most common choice is a Option 2: Standard Snag List + Desktop Report. It is preferred by Solicitors as it also provides a service for them to check maps and documents that they have as part of the contract. IF YOU ARE BUYING A PROPERTY THAT WAS ABANDONED / LEFT INCOMPLETE FOR A NUMBER OF YEARS, YOU SHOULD SELECT OPTION 2.
