Our reports are suitable for the Vacant Property Refurbishment Grant application (if the property is in need of some love!).
What we do for You…
We prepare a comprehensive 14-16 page engineering survey report for your property. We don’t skimp on the detail. We give you and your Solicitor what is required to make an informed purchase. The report is easy to read, and it is not ‘fatted up’ with photos because we give these to you separately, as a shareable google link (all photos, thermal imagery and telescopic drone photos, over 160+ photos!). This is great if you are purchasing from abroad (we have clients in the UK, USA and even the UAE!).

Are you Selling? Tell us! Our report is great for getting your ducks in a row before you go to market. Issues with planning permission, boundaries and certification can be rectified before you sell.
Applying for the Vacant Homes Grant? Tell us! We will prepare an additional Appendix in your report to cover the grant questions and costing.
Our quote will cover everything you require for a pre-purchase or pre-sale report. Unlike others, we don’t charge extra for a planning search or boundary inspection, it is all included as standard in your quote!
What our Pre-Purchase report includes, as Standard:
Planning Search: Others charge for this as a hidden extra. We include it as standard. We check compliance with planning orders and exemptions. We comment on land zoning, planning enforcement, CPO’s, development plan proposals & any statutory designations (i.e. protected structures, environmental areas etc).
Map & Boundary Check: We inspect the online Land Registry records and compare them with the physical boundaries in place on the ground. We compare these with the planning maps submitted at planning stage also. For apartments, we check the Multi-Storey scheme map and floor plan. Boundary issues are common, but usually can be easily rectified by the Vendor.
Building Regulations Check: We inspect all properties for Building Regulation compliance and Fire Safety. When properties were constructed before Building Regulations / Bye Laws we make a comparative assessment with good building practice.
Structural Inspection: We inspect the attic timbers, floors and super structure for structural cracking, visual defects, damp, woodworm and rot (wet and dry rot). We comment on external structure and defects.
Damp & Condensation: We use the latest Infrared Moisture Imaging cameras to see concealed damp, cold-bridges or leaks. We examine the property for typical moisture stains and other marks that indicate rising damp or penetrating dampness.
Wet Rot, Dry Rot & Woodworm: We visually inspect the property for wet rot and dry rot. We inspect attic timbers for woodworm and advise of possible remedial action that may be required.
Insulation & BER: We use Infrared Thermal Imaging Cameras for all surveys which is great for checking insulation. We inspect the BER and compare the result with insulation levels of the property. We advise of potential areas for future energy upgrades.
Radon Gas: We look at radon provisions in the property and compare it with Radon Risk areas identified by the EPA.
Pyrite: We check for common signs of damage from Pyrite (Iron Sulphide).
Septic Tank & Sewers: Examination of the tank location, externals items, access chambers and percolation area. We open sewer manholes and inspect for back-ups. However, it is our experience that 9 out of every 10 septic tank system are failing or are not constructed to an appropriate standard! So don’t let this be a deal-breaker!
Plumbing: We visually examine pipework, hot/cold water supply & storage, hot-press and boiler (gas or oil). We also use our thermal imager for Under Floor Heating systems & damp/leaks. We inspect solar, air-to-water & heat pump systems etc.
Electrical: We check the distribution board for signs of melting and look for defects in outlets and connections.
Broadband: We check broadband records with the National Broadband Plan and coverage with Vodafone & Three (3G, 4G & 5G).
Flooding: We check OPW flooding history and historical map records to see it there is coastal or groundwater flooding in the area.
Japanese Knotweed: We visually examine 1 - 2m in immediate proximity to the property for signs of Japanese Knotweed. It cant be diagnosed in Winter as it dies-back substantially.
When we inspect your property, we are focused on all elements and details. We also need ‘contemplative time’ to assess the information. Therefore, we are unable to meet the client at the property and our insurance does not cover third parties. This is why we provide a full photographic survey of the property which can help with any follow-up queries afterwards.

What type of property do we inspect?:
Estate Homes
Properties in housing estates require a careful inspection of the party wall and roof for fire compliance. Planning searches are also important for extensions and alterations.
Townhouses
Townhouses require a careful inspection of the party wall and roof for fire compliance. Some older terraced dwellings (c. 1940’s) may not have a party wall at attic level!
Apartments
“But it’s only a small apartment”… probably one of the most difficult properties to survey! They require an additional Fire Certificate Check and Multi-Storey Map to be inspected.
Protected Structures
Our Infrared Imaging is a specialist tool used for damp and moisture detection. It is ideal for complex protected structures, historic buildings and old stone buildings.
Duplex Units
Duplex apartments in Multi Unit Developments. These have fire implications and are subject to Fire Safety Certificates which need to be checked.
Rural Homes
Detached one-off properties in Galway or Mayo can usually have issues with septic tanks. Maps and boundary issues are also a common problem.
Land Commission Homes
Built between 1923-1959 these can have issues with Rising Damp, Woodworm and Rot (Dry & Wet). Chimney’s should also be inspected for Soot.
Holiday Homes
Holiday homes, Air B&B or Apartments need to be checked for fire compliance. Boundaries also need to be checked as they are often notional.
Terraced Homes
Get honest advice when purchasing an old terraced home. If you are being discouraged from getting independent advice, then the house is not for you.
Semi-Detached
Semi-detached homes require a careful inspection of the party wall and chimney. Planning searches are also important for extensions and alterations.
Cottages
Either stone or concrete, these can have issues with Rising Damp, Woodworm and Rot (Dry & Wet). Chimney’s should also be inspected for Soot.
