You can try to compare reports between companies. Some may offer different levels of report, but MyPropertySurvey do not consider this to be appropriate. All reports should have a fundamental basis.
Planning Searches help to inform the nature of the report and establish regulatory dates. This is why we include a planning search as standard. In terms of professional guidance, there are generally 3 levels of survey report:
Type 1: Basic, walk-over survey.
Type 2: Full inspection, non-invasive.
Type 3: Full Inspection & Invasive works.
Generally, we would not have the consent to undertake a Type 3 report on any property and therefore our survey is a high-end “Type 2” report. However, we also include Thermal Moisture Imaging (for condensation and dampness) and we use telescopic cameras to access hard to reach areas.
